Concrete tile roofs are durable and intricate roofing systems that are resistant to fire, heavy rains and strong wind, and have a lifespan of more than 50 years. The maintenance of concrete roof tiles is minimal because it is only limited to the gutters, venting and protrusion flashing. That said, it still pays to know what you can do to prolong your roof’s service life. Safe Harbor Exteriors shares tips for maintaining your roof tiles.
Inspection
It is important to you have professionals inspect your roof because they are trained to detect even the most minor issues. It may be best to have your roofer examine your roof during the fall or spring season of each year.
Cleaning
Concrete tile roofs might not have the same issues that you’d expect from a wood shake roof, but your concrete roof might still have issues with algae or moss. This can be easily remedied with a pressure washer that can remove the unwanted growth on the tiles. You can keep the tiles from cracking under the pressure with an indirect spray of lukewarm water before cleanup.
Remove Debris
If your gutters become clogged due to accumulated debris, it can lead to water buildup and leaks. Be sure to have pros trim any tree branches hanging over your roofs. And as previously mentioned, remove the leaves and moss that have accumulated on the surfaces of the tiles.
Repair
Replace or repair all missing and broken tiles to prevent water from damaging the roof structure itself. Taking action now will prevent you from spending on costly major repairs in the future.
