Should You Have Your Roof Insulation Replaced?

Homeowners often ask whether they should have their roof insulation removed prior to roof replacement. Without an inspection, the only answer we can give is, “it depends”. 

When Should Insulation Be Removed?

The following are the conditions when the insulation needs to be removed:

  • The Roof Deck Needs Repairs – Foam insulation is installed right under the roof deck, covering its underside. If a roofing contractor finds out that the decking and/or the roofing structure needs repairs, then the insulation will have to go with it. Sometimes, the need for repairs are not detected until the old roofing is removed.

  • This Is Second Roof Replacement Using the Same Decking – Plywood and oriented strand board (OSB) decking is good for two installations: the original installation and a replacement. Using it for a third time is not recommended as it will have too many nail holes to be able to hold the new roofing. Unless roof repair is needed, the old decking can be simply removed and replaced during installation. 

The Importance of Insulation Removal and Replacement

Roof insulation can be damaged by moisture. When it comes into contact with water, insulation forms clumps. In addition to diminishing your roof’s energy performance, the air pockets created by clumping insulation are hospitable to mold growth. New insulation helps keep your roof in its best shape and helps protect your home from structural damage caused by weather extremes. In addition to fixing leaks, make sure your roofer addresses attic ventilation issues, which may trap heat and moisture.

Keeping up with scheduled roofing maintenance can reduce the likelihood of unplanned insulation removal and replacement. Regular inspections let you spot minor roofing problems and have them repaired by professional roofers. Minor problems take less time and resources to fix, and cost less, too. Minor insulation damage can be fixed with spot repairs, which would also cost less.
